ABOUT PROPERTY MANAGEMENT

The Property Management team is responsible for operating and maintaining our beautiful communities, but beyond that, they are relationship builders and the heart and soul of MidPen. Property Management works closely with our residents, our community partners, and their fellow MidPenners, including close collaboration with our Resident Services team.

PAY RANGE

$35.31 - $44.14 Hourly - Pay based on applicable experience and qualifications

POSITION OVERVIEW

Under the supervision of the Regional Maintenance Supervisor (RMS) or Manager, Facilities, Maintenance & Capital Projects, the Area Lead assists, coordinates, directs, supports, and supervises the activities of the Maintenance teams. These maintenance and operations activities support all MidPen communities and their staff. This position is responsible for providing maintenance and technical support, training, direction, workflow and prioritization, work inspection, and quality checks. The Area Lead ensures a safe, secure, and comfortable living environment for residents, visitors, and staff. This position will be in charge of maintenance and inspection activities for 8 – 15 property sites in a region.

This position will oversee properties in the Bayshore region.

ESSENTIAL DUTIES

  • Coordinates and assists in various inspections such as unit inspections, safety inspections and pre-agency inspections
  • Assists property staff with planning and coordination of move-ins, move-outs, and any upcoming inspections
  • Assists community staff and RMS to identify, prioritize, coordinate and carry out Maintenance activities and work orders for the department
  • Performs maintenance duties at various properties
  • Provides maintenance coverage during properties’ maintenance staff vacations and/or illnesses
  • Supports and maintains inventory control of properties’ maintenance tools, equipment, and supplies
  • Maintains, augments, or substitutes for property staff in the cleaning of common areas including laundry rooms, restrooms, recreation centers, offices, and hallways (sweeps, mops, vacuums, empties trash, and cleans windows)
  • Plans, coordinates, and assists in typical maintenance duties such as, but not limited to:
    • Electrical repairs to appliances, fixtures, switches, and circuits
    • Plumbing repairs to water and sewage systems including replacement of fixtures, fittings, and clearing of stoppages
    • Replacement of glass, tile, screens, locks, drapes, blinds
    • Interior and exterior painting
    • Grounds and irrigation service and repairs
  • Supports site staff to assures work orders are accurately completed, closed, and properly documented
  • Assists, supplements, or substitutes site staff to maintain curb appeal and cleanliness, cleans, and sanitizes trash container areas as needed
  • Completes daily, weekly, and monthly ad-hoc maintenance reports as required
  • Assists site staff with reliable knowledge and documentation of utility routing and shut offs
  • Coordinates and be a resource to site staff with fire and life safety items and inspections
  • Participates in preventative maintenance coverage, training, and special projects programs
  • Assists and prepares vacated units for re-occupancy by performing the following cleans floors/ carpets, cleans appliances (refrigerators and ranges), wipes down walls, doors, windows, screens, countertops, cleans bathrooms and paints
  • Communicates suggestions for Preventative Maintenance program improvements
  • Directs and oversees Contractors and/or Service Providers/Vendors
  • Provides input for Long Term Capital Planning to the RMS and Property Management teams
  • Protects the safety of residents and staff by repairing, remediating, documenting, and communicating safety concerns
  • Performs other assignments as requested

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the education, knowledge, skill, and/or ability required.

Education and Experience

  • High School Diploma or GED and three years of experience with property maintenance, vocational trades, such as electrical, plumbing, etc. or an equivalent combination of education and experience
  • Must have three years of supervisory experience with demonstrated knowledge in overseeing work crews and apartment turnovers at multiple sites

Knowledge, Skills, and Abilities

  • Excellent written and verbal communication skills
  • Basic computer skills including Microsoft Office Software
  • Demonstrated willingness to coach, mentor and support staff
  • Develop positive relationships with co-workers, residents and vendors
  • Must be able to work well under pressure
  • Understanding of affordable housing regulatory inspections (REAC/TCAC/MOR)
  • Excellent organizational and time management abilities in order to maintain an accurate and up-to-date inventory of equipment and supplies
  • Ensures all business is conducted in accordance with Company policies and procedures, as well as all federal, state, and local laws and regulations (OSHA, ADA, and Fair Housing)
  • Must possess a valid California Driver’s License, reliable transportation, and proof of current auto insurance policy

Physical Requirements

  • This position is considered moderately to highly physical and requires a lot of standing, bending, lifting and walking
  • Able to stoop, kneel, carry, push and pull, ascend/descend stairs, climb on ladders, climb on roofs, and crawl in confined spaces on a regular basis
  • The ability to lift and carry up to 50 pounds on a regular basis
  • Ability to travel between properties

Working Conditions

  • This position will oversee properties in the Bayshore region
  • Works in all types of weather inside and outside
  • Respond to emergency calls at night or on weekends
  • Wears protective safety equipment and clothing as needed
  • With proper Personal Protective Equipment (PPE) and training, enters common areas and residences to make inspections, critical/emergency service and repairs
