ABOUT PROPERTY MANAGEMENT

The Property Management team is responsible for operating and maintaining our beautiful communities, but beyond that, they are relationship builders and the heart and soul of MidPen. PAY RANGE

$67,000 - $75,000 Annual Salary - Pay based on applicable experience and qualifications

This position qualifies for an Auto Allowance and Lease-Up Bonuses

POSITION OVERVIEW

This position will work with the Leasing Director to manage projects, programs and processes. Will
assist with Acquisitions and Lease Ups regarding the on-site leasing functions; facilitating leasing
and hiring, training, and development of property staff; developing and distributing property leasing
and marketing resources and training material; assisting with the implementation of marketing,
implementation of the strategic lease up plans; provide support to the Leasing Director; other
projects as assigned. This position requires travel to our Lease-Up Communities.

ESSENTIAL DUTIES

  • Locate and setup temporary leasing space for new developments
  • Prepare management and marketing plans for new developments as requested
  • Responsible for assisting with the implementation of new development marketing plans and working with other departments/agencies to gain approval of marketing plans
  • Coordinate and lead outside vendors and consultant to ensure all office supplies, furnishings and marketing materials are ordered and delivered on time
  • Travel and assist in various onsite roles as needed including but not limited to leasing agent, community manager or leasing director, such as the application process, lottery and intake process, as needed
  • Ability to review for compliance with Regulatory Agreements
  • Ability to assist with and review Tax Credit files
  • Ability to prepare leasing status reports and updates
  • Assist in hiring process, including resume review, interviews and new hire paperwork
  • Assist in onboarding of new hires, including assistance with training, where applicable
  • Attend and/or lead update calls and/or lease up meetings
  • Manage, lead and take initiative to improve due diligence processes
  • Assist on property due diligence assignments
  • Ability to assist with preparation of and manage property operating budgets and proformas for operations team and owners
  • Assist with maintaining and organizing all data received for acquisitions and new developments
  • Assist, manage or lead to ensure all takeover and new development processes are within company policy and procedure including, but not limited to: transition calls, projects and liaise between department heads, managers, and owners
  • Serve as onsite transition assistant during takeovers
  • Manage the vendor setup process for new developments and takeovers to ensure all vendors are set up and in compliance
  • Maintain and update all tracking procedures for the New Development Startup Checklists, and Startup Budget
  • Assist in creating final due diligence reports.
  • Performs other duties as required

QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential function
satisfactorily. The requirements listed below are representative of the education, knowledge, skill,
and/or ability required.

Education and Experience

  • 3 years property and tax credit experience a plus, or an equivalent combination of strong administrative experience and excellent math aptitude
  • Lease up experience a plus, but not required
  • Maintain current Certified Occupancy Specialist and Tax Credit Specialist certifications; local 3-day training offered to obtain certifications

Knowledge, Skills, and Abilities

  • Knowledge of Microsoft Word, Excel, Outlook
  • Knowledge and understanding of basic accounting skills
  • Ability to pass basic business math test with passing score of 75%, e.g. add, subtract, multiply, divide and calculate percentages
  • Ability to adapt to changes in structures and work priorities
  • Detail oriented
  • Excellent written and verbal communication skills
  • Excellent organizational and prioritization skills
  • Adhere to MidPen’s business ethics
  • Must possess a valid California Driver’s License, proof of current auto insurance and reliable transportation

Physical Requirements

  • Constantly perform desk-based computer tasks, frequently sitting
  • Occasionally stand/walk, reach/work above shoulders, grasp lightly/fine manipulation, grasp forcefully, use a telephone, sort/file paperwork or parts, lift/carry/push/pull objects that weigh up to 25 pounds
  • Rarely twist/bend/stoop/squat, kneel/crawl
  • Ability to travel between properties
