ABOUT PROPERTY MANAGEMENT

The Property Management team is responsible for operating and maintaining our beautiful communities, but beyond that, they are relationship builders and the heart and soul of MidPen. PAY RANGE

$28.30 - $35.37 Hourly - Pay based on applicable experience and qualifications

POSITION OVERVIEW

Under the direction of the Community Manager, the Maintenance Lead is responsible for the oversight of the maintenance operations for the communities they are assigned. The Maintenance Lead ensures a safe, secure and comfortable living environment for residents, visitors and staff.

ESSENTIAL DUTIES

  • Trains staff in all areas of maintenance operations and responsible for training programs for subordinate staff. Establishes daily work schedules for subordinate staff
  • Provides input for Annual Performance Reviews; participates in the creation and implementation of Performance Improvement Plans for reporting staff, as needed
  • Manages the day-to-day maintenance operations of their home base property
  • Assists with all move-ins, move-outs and annual inspections
  • Prepares vacant units for re-occupancy
  • Assists in custodial work by cleaning common areas (laundry rooms, rest rooms, recreation centers, offices, hallways, sweeps, mops, vacuums, emptying trash, cleans windows), as needed
  • Oversees or performs maintenance duties such as, but not limited to:
  • Electrical repairs to appliances, fixtures, switches, and circuits
  • Plumbing repairs to water and sewage systems including replacement of fittings and clearing of stoppages, replacement of water heaters and plumbing fixtures
  • Replacement of glass, tile, screens, locks, drapes
  • Painting, both interior and exterior
  • Replacement of door locks and mailbox locks. Change Locks/, re-key and make keys
  • Ceiling and drywall repair
  • Carpentry repairs to structural framing and finish work
  • Appliance repair
  • Inventory control/management
  • Maintains accurate and current records for maintenance performed in apartment units and areas of the project, including periodic and non-routine grounds activities
  • Ensures landscape and irrigation systems are accurately maintained according to MidPen standards and contract specifications
  • Purchases supplies and maintains a current record of inventory
  • Maintains equipment manuals and parts lists
  • Schedules work order requests according to maintenance priorities
  • Coordinates the bidding process in accordance with MidPen’s procedures, negotiates contracts, including scheduling and monitoring work performed by contractors
  • Complies with Fair Housing requirements
  • Completes written property safety inspections and ensures all daily work logs are completed
  • Participates in a standby emergency schedule for evening, weekends and holiday coverage, as needed
  • Complies with Company policies, safety policies and procedures
  • Completes required company specific training within designated timeframe
  • Maintains all required certifications
  • Performs on-call and after-hours duties based on rotation schedule at property

Preventive Maintenance Responsibilities

  • Applies knowledge to pertinent laws, EPA, and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammable, caustics and Freon
  • Demonstrates regular awareness of the conditions throughout the community and immediately initiating action to correct unsafe conditions (broken gates leading to a pool, broken steps, open holes, and broken/burned out exterior lights)
  • Schedules, routine preventive maintenance on all appropriate equipment as directed by Management, as needed
  • Ensures and performs work area clean-up and safety related duties
  • Inspects and maintains all tools, inventory control, equipment, and supplies
  • Monitors utility meter routing and cut-offs for water, sewer, gas, electrical, telephone, TV Cable apartments, fixture cut-offs, and sewer cleanouts
  • Perform other duties as required

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the education, knowledge, skill, and/or ability required.

Education and Experience

  • High School Diploma and five years’ experience with maintenance, landscaping, irrigation systems, interior/exterior painting, rough and finish carpentry, replacement of flooring/glass, lock assemblies and extensive plumbing knowledge, or an equivalent combination of education and relevant experience
  • Must have three years’ supervisory experience with demonstrated knowledge in overseeing work crews and apartment turnovers

Knowledge, Skills, and Abilities

  • Excellent written and verbal communication skills
  • Basic computer skills including Microsoft Office Software
  • Demonstrated willingness to coach, mentor and support staff
  • Develop positive relationships with co-workers, residents and vendors
  • Must be able to work well under pressure
  • Understanding of affordable housing regulatory inspections (REAC/TCAC/MOR)
  • Excellent organizational and time management abilities in order to maintain an accurate and up-to-date inventory of equipment and supplies
  • Ensures all business is conducted in accordance with Company policies and procedures, as well as all federal, state and local laws and regulations (OSHA, ADA and Fair Housing)
  • Must possess a valid California Driver License, reliable transportation, and proof of current auto insurance policy

Physical Requirements

  • This position is considered moderately to highly physical and requires a lot of standing, bending, lifting and walking
  • Able to stoop, kneel, carry, push and pull, ascend/descend stairs, climb on ladders, climb on roofs, and crawl in confined spaces on a regular basis
  • The ability to lift and carry up to 50 pounds on a regular basis
  • Ability to hear, speak and read

Working Conditions

  • Works in all types of weather inside and outside
  • Respond to emergency calls at night or on weekends
  • Wears protective safety equipment and clothing as needed
  • With proper Personal Protective Equipment (PPE) and training, enters common areas and residences to make critical/emergency service and repairs
