ABOUT PROPERTY MANAGEMENT

The Property Management team is responsible for operating and maintaining our beautiful communities, but beyond that, they are relationship builders and the heart and soul of MidPen. PAY RANGE

$80,000 - $100,000 Annual Salary - Pay based on applicable experience and qualifications

This position requires travel to our Lease-Up Communities and qualifies for an Auto Allowance and Lease-Up Bonuses.

POSITION OVERVIEW

This role will manage leasing operations for assigned properties, ensuring timely setup, excellent customer service, occupancy targets are met, and smooth transitions to the stabilization team Reporting to the Associate Director of Leasing Operations, the Leasing Operations Manager will build key collaborative partnerships with Leasing Compliance and Property Management staff and will create positive team morale through behavior modeling and a solutions focused approach.

This is a hybrid position with a home base and requires travelling to active Lease-Ups within the Counties where MidPen operates on a schedule as determined by supervisor and business needs. When working remotely a reliable internet connection is required.

ESSENTIAL DUTIES

  • Supervise the setup of temporary leasing offices
  • Coordinate marketing plan implementation and participate in community outreach as needed
  • Direct on-site leasing operations teams across several active lease up properties, including hiring and onboarding of staff
  • Orient Leasing Operations Administrators to project-specific processes and procedures
  • Participate and report out in leasing kick-off, strategic, and processing calls in partnership with Leasing Compliance and Development Teams
  • Address and appropriately handle escalated applicant issues clearly and timely (complaints, accommodations, appeals)
  • Set and monitor weekly and monthly property leasing goals to ensure timely lease up according to agreed upon deadlines
  • Analyze and advise leasing strategy on assigned properties and make recommendations and changes in a timely manner
  • Positively build partnerships with Leasing Compliance and Property Management teams, and address workflow and communication issues in a solutions forward manner
  • Monitor the on-site teams’ file tracking in designated system, and validate data
  • Ensure on-site teams set up and maintain an organized file system
  • Ensure leasing offices are presentable, organized, and welcoming to staff, applicants, and visitors
  • Effectively communicate lease up progress with data driven information to Associate Director of Leasing and to other internal teams
  • Attend collaborative and strategic lease up calls and encourage cross-team partnership
  • Ensure that MidPen policies, regulatory policies, and fair housing procedures are adhered to
  • Visit properties weekly or more often as per business needs
  • Assist with non-lease up properties as needed
  • Performs other duties as required

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the education, knowledge, skill, and/or ability required.

Education and Experience

  • Three (3) - Five (5) years of affordable property management experience
  • Two (2) - (3) years of experience managing teams
  • Lease up experience required
  • Certified Occupancy Specialist and Tax Credit Specialist certifications a plus; company provided training available

Knowledge, Skills, and Abilities

  • Comfort managing teams and processes remotely through reporting, tracking, meetings, and check-ins
  • Knowledge of Microsoft Word, Excel, Outlook
  • Knowledge of property management software, i.e. RealPage, Yardi, a plus
  • Strong math skills
  • Ability to adapt to changes in structures and work priorities
  • Detail oriented with excellent organizational and prioritization skills
  • Excellent written and verbal communication skills
  • Adhere to MidPen’s business ethics
  • Must possess a valid California Driver’s License with proof of auto insurance, or reliable transportation

  • Constantly perform desk-based computer tasks
  • Frequently sitting

  • Rarely twist/bend/stoop/squat, kneel/crawl
